In the UK and Finland, Millbrook can supply its customers with buildings, office spaces and workshops to rent on a long- or short-term basis.
All building and workshop hire options are situated alongside Millbrook’s tracks and test facilities.
Millbrook Technology Park in the UK is home to a number of automotive and engineering companies. It presents companies with the opportunity to base themselves at a leading research and development site that is an integral part of the automotive industry.

Workshops are located alongside Millbrook’s test tracks and facilities, including the High Speed Circuit, urban simulation routes, Mile Straight, Hill Route and varied surfaces designed to test structural durability. This makes each workshop the ideal base for testing and developing vehicles of all sizes with immediate access to Millbrook’s facilities and expertise.

Vehicle Workshops
Millbrook’s vehicle workshops are available for hire for businesses working with anything from passenger cars to double-decker buses and military vehicles. Workshops are available for rent on a long- or short-term basis.
Each workshop comes fully equipped with workbenches, vehicle exhaust extraction and compressed air as well as vehicle hoists, props and stands. In addition to this, there is free Wi-Fi and parking spaces; 3-phase power is available in most workshops. Some workshops also have the infrastructure to support electric vehicles, with external chargers fitted.

Autonomous Village
Millbrook has a range of brand new workshops specifically built to support customers working with connected and autonomous vehicles (CAVs).
The Autonomous Village compromises six workshops built to support mechanical, integration and software development for self-driving vehicles, from passenger cars to buses. Projects in these workshops can take advantage of Millbrook’s 5G-enabled mobile network.
Offices
Millbrook has a range of offices available for rental on a long- or short-term basis. The offices vary in size so are suitable for small teams or departments of up to 200 people.
Based within a secure site, with a 24-hour manned gate, office tenants have access to board and meeting rooms, as well as an on-site canteen. Office tenants also benefit from access to Millbrook's on-site services such as its workshops, test tracks and test laboratories.
Build-to-Suit
Outline planning permission is in place for 24,900m2 of single or multiple occupancy build-to-suit units across a number of development sites, including Building 22, at Millbrook Proving Ground in the UK.
These would be suitable for a Research and Development Centre or Regional Office.
Proving Grounds in Finland
Millbrook operates two winter proving grounds in Northern Finland. With a variety of snow and ice tracks, they specialise in winter testing for vehicles and tyres.
The location offers customers a range of conveniently located workshops, offices, and any other infrastructure required to make tests run as efficiently as possible.
European Test Centre Case Study
Hankook commissioned Millbrook and Test World (part of Millbrook) to build a European test centre for winter tyres.
Situated alongside Test World’s Mellatracks Proving Ground in Ivalo, it features a range of purpose built tracks and facilities for Hankook’s exclusive use. Hankook Tire’s base in the world’s most northerly winter proving ground was built due to increasingly varying conditions as well as the uncertain winters in more southerly Scandinavian or Alpine areas.
Ivalo’s location offers very stable and long winter conditions which extends the time available for testing.
The test facility consists of flat tracks used for testing braking and traction on snow and ice, as well as two snow handling tracks for subjective tyre evaluation. It also features offices, conference rooms and state-of-the-art workshops that meet Millbrook’s standards and technical excellence.
